
READ THIS IF YOU OWN A COMMERCIAL BUILDING IN MIAMI SPRINGS!
On June 27, 2011, the Miami Springs City Council formally adopted rules pertinent to the new Commercial Building Color Palette that they had previously enacted. The Color Palette Ordinance requires that all buildings in Commercially Zoned Districts of Miami Springs are painted in one of the colors from the Color Palette. The rules have established the following guidelines:
1- All buildings in Commercially Zoned Districts in Miami Springs must be painted in compliance with the Color Palette no later than December 31, 2012. This includes all exterior walls, Painted doors, fascias, soffits, facades, decorative building elements and any other portions of a building that are visible from the street.
2- Failure to meet this deadline will result in a fine of $100 per day, effective January 1, 2013.
3- If you have painted your building within the past two years, in a color that does not comply with the color palette, you will have to repaint your building. However, you may be eligible for reimbursement for the cost of your paint, up to an amount of $1,000. In order to receive this reimbursement, an application must be made by printing out the form provided here on our Web Site (see the link below) and bringing it to the Building Department along with copies of your receipts from the prior painting. You will be notified as to whether your application has been approved or not within 7 days. Once the reimbursement is approved, you may repaint your building. Upon verification of the repainting in compliance with the Color Palette, the reimbursement will be issued. In order to be eligible for the reimbursement, the repainting must be completed within 30 days of the approval of the application. Please be aware that there are a limited number of reimbursements available and they will be distributed on a first come, first served basis to qualified applicants.
4- In painting your building, you may use up to three (3) approved palette colors.
5- Minor shading variations to the Color Palette may be approved by applying to our Building Department. There is a link to an application form for this purpose below.
6- No Building Permit is required for painting Commercial Buildings.
7- If you have not repainted your building within the last two years, once painting in compliance with the color palette is complete, you must notify the Building Department in writing or by e-mail. A link to the online form with instructions is included below.
Another link below this letter is a sample of the color palette brochure. Please note that the interior two page section of the brochure is for the N.W. 36th Street District only. The back page is for all other Commercially Zoned Districts. Also be aware that this sample is not necessarily a true match for the colors, and you will need to refer to the original Benjamin Moore color samples at your local supplier for that. Other paint brands may be used, provided that the colors are a matching equivalent. Your paint supplier can provide details about color matching.
