Do I need a Certificate of Appropriateness?

Is your home historically designated? Then yes, but...

Before a building permit can be issued to a property that is designated, a special permit must first be issued by the City’s Historic Preservation Board. This special permit is called a COA, or, Certificate of Appropriateness. The COA basically says to the Building Official that the Historic Board has “Certified” that the work is “Appropriate” for the historic building.

Applications are needed for changes like, but not limited to:

  • Structural system.
  • Roofs and roofing.
  • Windows and doors.
  • Masonry.
  • Wood.
  • Architectural metals.
  • Porches, porte cocheres, and steps.
  • Paints and finishes.

Always reach out to the Board Secretary with any questions by emailing cityclerk@miamisprings-fl.gov or calling 305.805.5005.

The Historic Preservation Board can meet as needed to review special COA applications, such as those involving demolitions and major additions.

Please submit applications to cityclerk@miamisprings-fl.gov.
